It’s been a little while since the last South Lake Tahoe foreclosure list, but not too much has changed. A few properties went into escrow but then returned to the market. There were also a few price reductions. 1081 Bowers did not go to auction, as scheduled, and is now at $334,900 for a price per square foot of $138.

There hasn’t been much activity in the South Lake Tahoe foreclosure market over the last couple weeks. When 2680 Osborne Ave. was listed, it went into escrow within a few hours. That was a day before my last foreclosure list was published. It fell out of escrow and is a good buy at $225,000. See this very rough 2680 Osborne Ave. video for a better look at it.

There has been LOTS of activity in the foreclosure market. There has been lots of activity in the real estate market. Today was the first day I didn’t have a property showing scheduled in five days. I’m obviously trying to catch up with things, so I’ll keep this short.

Note that the home on Dedi Street was reduced $60,000. It was listed at $299,900. It’s now at $239,900.

The new listing on June Way is really neat. It’s about 150 meters from the Heavenly Cal Base. Its setting is beautiful, and it’s in great condition for a foreclosure.

Rumor has it that Bowers will soon go to auction. If any of you are really interested in this home (with an incredibly weird floorplan), let me know and I’ll look into it for you.

It’s been a while, but here’s the latest foreclosure list.  A couple quick notes:  The home on Bowers appears to be a screaming deal on paper at $176/sqft.  However, it has an incredibly weird floorplan.  Unless it sees a big price reduction, expect it to be on the market for a while.

1818 Jack Bell Ct. was listed yesterday.  A 2,622 sqft. newer construction home is a steal at $519,900.  They had dogs inside a lot and thus, probably need new carpet. The construction wasn’t completely finished either.

After an incredibly busy period amongst South Lake Tahoe foreclosures, these last two weeks have been very quiet in comparison. Four homes on the foreclosure list went into escrow, and there are only two new homes to the list.

There were some significant price reductions amongst foreclosures within the last two weeks. 967 Colusa Street was just reduced $35,000 to $449,000. I’ve mentioned in a previous post that it’s a beautiful home with a lot of potential. I expect it to go into escrow soon. 2604 Knox Avenue saw a price reduction of $25,900. It’s now listed at $329,000. At $149 per square foot, I’d expect someone to make a worthy offer.

We’ve seen some more activity in the South Lake Tahoe foreclosure market. Ten foreclosure properties went into escrow here within the last 13 days! There are 3 new foreclosure listings. The most interesting of these is at 2188 Pinewood Drive. It’s a huge 2,915 square foot home that was built in 2004. With a $435,000 list price, there’s an incredible bidding war going on for that property. Expect it to close well above list price.

There’s been lots and lots of activity in the foreclosure market over the last two weeks! Three homes from the last list went into escrow. There are 7 additions to the list so that we now have 22 foreclosures.

Probably the most interesting of these additions is 1731 Chippewa St. It is surrounded by vacant lots – some unbuildable, the rest likely to remain vacant. The home itself is huge and has a good floorplan. At $144 per square foot, it’s a great buy.

There were 6 price reductions amongst foreclosures in the last two weeks. 602 Wintoon Dr. is priced incredibly after a $20,000 price drop. It won’t be on the next foreclosure list. The homes on Janet, San Francisco, and Colusa are getting there too. I love the home at 967 Colusa. It’s a 2003 construction with a pave-stone driveway. Knotty-pine trim is used throughout. The entire upstairs ceiling is knotty-pine. It has work to do but could once again be an amazing home.
